Cosmetic renovation is the right choice when the structure is sound but the look is dated. We don't open the screed or replace pipes, but we prepare surfaces thoroughly: fill, prime, level. Surface prep quality directly affects the result — wallpaper won't bubble, paint goes on smooth, laminate won't creak.

We build private homes turnkey: foundation, walls, roofing, engineering systems and finishing.
House construction is a multi-stage process where every step depends on the previous one. Foundation type is chosen for the soil: on a slope — pile or strip, on flat ground — slab. Walls are most often aerated concrete D400–D500: light, well-insulated, fast to build. Floor slabs are cast-in-place reinforced concrete for strength. The roof is closed before interior work begins — otherwise rain stops the site.

We produce drawings accurate to the centimetre: tile layout, socket positions, cornice heights and lighting spacing. This eliminates rework and enables exact budget control. Building without a project violates Georgian law and leads directly to refusal of approval for the finished structure. We manage the entire process: from geological investigation and land-use registration to the building permit. The structural project accounts for Georgia's seismic zone and actual loads; the architectural project complies with local urban-planning regulations.

Working documentation is what actually gets built. We develop complete drawing albums in Revit and AutoCAD: from plans and wall elevations to construction nodes, layer build-ups and specifications. We prepare it from your concept, measurements or design visuals and coordinate it with adjacent sections (HVAC, structural, electrical) — eliminating on-site conflicts and rework.

Don't rush to throw away appliances — most faults are fixed in a single visit. Diagnostics are free when you book a repair. We use only genuine or certified parts. All work carries a 3-month warranty. Same-day call-out across Tbilisi.
