Capital apartment renovation — works just started: demolition and prep. Project in progress.

A perfume boutique of around 400 m² where every surface had to serve the brand. Large-format porcelain runs across floors, walls and ceiling in a single uninterrupted pattern; wood panels and linear niche lighting add warmth. Stainless-steel niches for the display cases were manufactured to our drawings on European CNC equipment. Ducted ventilation, air conditioning, acoustics, CCTV and LED screens were all built in at the shell stage — not one visible box in the finished space. Work was carried out by our own crew under the designer's supervision, on schedule and within budget.

A private villa on the Black Sea coast in Batumi: monolithic reinforced-concrete frame with lightweight expanded-clay blocks — chosen for strength and thermal performance in a marine climate. The plot sits four metres above beach level, so a monolithic retaining wall serves a double purpose: it holds the slope and shields the structure from storm surge. The pool is set at terrace level with direct beach access, finished in Greek style with mosaic and natural stone cladding. Full MEP package: plumbing, drainage, heating, electrics, gate automation and exterior lighting. Completed turnkey from groundwork to interior finishes, entirely by our own teams.

The tenant one floor below was living with a leaking ceiling: water tracked through cracks in the aged roofing system. We stripped everything back to the structural slab — old screed, insulation, waterproofing membrane — and replaced the ventilation shaft cladding at the same time. The substrate was repaired, a two-component primer applied for adhesion, and a polyurethane membrane installed with full upstands to all parapets. Every movement joint and abutment was sealed to the manufacturer's specification. Work ran on the twelfth floor in the height of a Georgian summer — the crew hit every milestone in 35-degree heat. Ten-year warranty on the waterproofing.

Our in-house team of eight licensed tradespeople covers electrical, plumbing and underfloor heating — no subcontractors, full accountability. Electrical work follows the design: concealed wiring, circuit breakers by group, RCDs and earthing at every node. Water supply uses a manifold layout so each outlet can be isolated independently, simplifying future maintenance. Underfloor heating — electric or hydronic — is installed under any floor finish. Drainage is laid to calculated falls with no gravity-risk sections. On completion, the client receives as-built drawings showing the exact routes of all pipes and cables in floors and walls.

A bathroom is a high-humidity zone, and the first step on every one of our projects is waterproofing the floor and surrounding areas — no exceptions. Large-format tiles are laid with a tile-levelling system: ±1 mm joint tolerance, every course checked with a laser level. The layout is calculated in advance to eliminate cut pieces smaller than a quarter tile in visible areas. A turnkey bathroom includes a concealed-cistern WC, mixer valve in the wall, and an open shower with no threshold. All plumbing connections are polypropylene or copper, pressure-tested after installation. The result looks as good after five years as on handover day.

A Soviet-era apartment on Tsereteli Avenue — currently in progress. Demolition is complete: stripped to the structural shell, water risers replaced, drainage and consumer unit renewed. Now on the finishing phase: painting and bathroom tiling underway. New screed, utility runs and wall plaster already done. Work is proceeding around the occupied building with minimal disruption to the owner. Handover expected shortly.

An old-stock flat with lath walls and ceilings — exactly the kind of project that shows whether a crew knows what it is doing. Demolition, levelling and dealing with structural quirks of pre-war stock take far more time than a new-build renovation. The floor was raised on adjustable supports — no wet screed, ceiling height preserved. A brick wall exposed by removing a partition was cleaned, reinforced and painted, becoming a textural feature instead of being plastered over. New partitions in aerated concrete block, plaster on fresh substrate. All utilities replaced and concealed. Handed over on time, within budget.

A ~72 m² capital renovation in a new-build — currently in progress. The structural phase is complete: replanning, full-area screed, electrical and plumbing runs, underfloor heating in bathrooms. The crew is now on finishing: painting and tiling in the wet rooms, plaster and skim coat on walls throughout. No subcontractors — our own team only, budget unchanged. Handover expected shortly.

A designer renovation focused on craft: natural wood parquet with professional sanding and lacquering, large-format ceramics in the bathrooms tiled floor-to-wall in a continuous pattern. Concealed doors sit flush with the wall surface and disappear into the finish. Italian fitted wardrobes and a full dressing room were manufactured to the exact opening dimensions. The ducted ventilation and air-conditioning system is entirely hidden within the ceiling void — not one visible indoor unit in the living areas. Multi-channel CCTV is integrated into the finished ceiling construction. All systems are controlled from a single panel.

A cosmetic refresh in a lived-in apartment — the owners stayed throughout, so every step was managed around daily life. We draped furniture, cleared debris every evening and kept noisy work to permitted hours. Local skim coat where the existing plaster was sound — no wholesale strip-out. Wallpaper was hung with precise pattern matching at every joint. Old laminate replaced with new flooring on acoustic underlay; skirting boards fitted without gaps, working around furniture that stayed in place. Fresh interior delivered in 14 calendar days, no moving out required.

A private house built from scratch in Betania: site survey, structural design, groundworks and monolithic foundation. External and internal walls in aerated concrete block, monolithic concrete floor slabs between levels. Roof: timber truss with insulation and metal tile finish. All services installed before the finish stage: plumbing, drainage, electrics and heating. Façade rendered and painted, plinth clad in natural stone. Full turnkey delivery from excavation to client handover.

Drywall work is the most precision-demanding finish trade: every millimetre of deviation shows once the skim coat and paint go on. We work exclusively with Knauf profile, vibration-isolating hangers and mineral-wool infill for acoustic performance. Every joint is fibreglass-taped and skim-coated in two passes. Multi-level ceilings, arched partitions, illuminated niches — any geometry, with no cracking in service. Before installation we agree a board-layout plan and confirm the positions of all recessed anchors for cornices and light fittings. We accept our own work with a 2 m straightedge to a 2 mm tolerance.

High relative humidity, old masonry and poor ventilation — Georgia's climate creates ideal conditions for mould. We don't paint over the problem; we find and eliminate the source. Diagnosis includes thermal imaging and dew-point analysis to identify whether the cause is condensation, rising damp or an external leak. Treatment: injection waterproofing of joints and cracks, fungicidal treatment of all affected surfaces, forced-ventilation installation where required. After remediation the surface is ready for any finish without risk of recurrence. We warranty treated zones against mould regrowth under normal occupancy conditions.

Opened the section, replaced the damaged pipe segment, reinstated the assembly.

A bathroom renovation on Tamarashvili Street — the owners remained in the flat throughout. We worked with minimum noise, cleared debris every day and wrapped possessions in protective sheeting. Full plumbing replacement: wall-hung WC with concealed cistern, vanity unit with basin, a threshold-free shower zone with no exposed pipes. Large-format tiles on a levelling system, a lit recess as the design focal point, a concealed mixer in the shower wall. The entire scope was completed in ten working days without a single delay.

A commercial space in Tbilisi featuring a bespoke ceiling of curved timber beams — a genuinely non-standard architectural brief. The beams were bent in our own workshop to matching templates and installed to millimetre precision. Walls and floor in large-format porcelain with a hairline joint. Lighting is recessed between the beams with no visible fixings. The project was delivered as a full fit-out from strip-out to final clean. On time, within budget.

Stretch ceilings installed in a single day — no dust, no plastering, no curing time. PVC and fabric panels: matte, gloss, satin, photo-print — more than 200 colours and textures. Spans up to 5 m without a seam; complex profiles with angles, curves and multi-level configurations are made to measured templates. Recessed downlights, track systems and curtain-rod pockets are all fitted simultaneously with the panel. Operating temperature range −40 to +60 °C — suitable for unheated spaces. Manufacturer's warranty on the panel: ten years.

Custom metal gates, pergolas and car-port shelters — from client sketch to site installation. All steelwork is fabricated in our own workshop: shot-blasted, two-component primed and powder-coated in a curing oven, giving a minimum 15-year anticorrosion service life. Any structural complexity: welded, decorative wrought elements, polycarbonate or profile-sheet infill panels. Gate automation — rising-arm barriers, sliding or swing gates — supplied and programmed for any drive system. Landscaping: paved paths, retaining walls and planting to design. Five-year warranty on welds and coating.

Full renovation of a private house in Tsavkisi: large-format tiles in bathrooms and throughout the ground-floor common areas, decorative plaster on living-room walls. The monolithic staircase was finished in marble — the centrepiece of the interior. Panoramic windows installed with thermal-break frames and argon-filled glazing. The façade is clad in natural stone with a hydrophobic sealant. MEP: underfloor heating on the ground floor, concealed wiring, automated gate and lighting control. Turnkey handover in 2026.

Four identical apartments in Green Hill Residence, prepared for long-term rental — a job that demands speed and consistent replication. Laminate, bathroom tiles, stretch ceilings, wall mouldings and wallpaper — one standard applied across all four units. Materials were ordered in a single batch to eliminate any colour variation between flats. The crew moved from unit to unit without downtime, following a pre-agreed schedule. Each of the four apartments was handed over to the landlord on the agreed date. One estimate, one quality standard — entirely predictable from start to finish.

Luxury vinyl plank laid on a perfectly level self-levelling floor: no more than 1 mm deviation under a 2 m rule. Bathroom tiles with a levelling system and epoxy grout — joints that stay clean in a damp environment. Ceiling anchors for the stretch system and reinforced fixings for wall-hung furniture were set at the shell stage.
